Our standard legal expenses and rent guarantee insurance cover

If you’re renting out a property, rent guarantee and legal expenses insurance acts as a safeguard should your tenants fail to pay their rent. As a landlord, it makes sure that you will receive your rental income even if your tenants can’t pay. We offer two different levels of rent guarantee and legal expenses cover so you can choose the policy that’s right for your property.

Recovery of rent arrears

Paid for a maximum of 5 months on both a 6 and 12 month policy.

Legal expenses cover

Up to £15,000 worth of cover for legal expenses, including the serving of notices and the recovery of rental arrears.

Repossession and eviction

Cover for costs resulting from any legal disputes regarding repossession and eviction.

Recovery of rent arrears

If your tenants aren’t paying rent, you will receive cover for any disputes relating to this issue.

Access to specialist solicitors

Access to a panel of solicitors to provide you with legal help and advice on a range of matters, not limited to letting a property.

Our gold rent guarantee and legal expenses insurance offers extended cover so you’re not left out of pocket should a tenant fall into arrears.

Recovery of rent arrears

Tenants not paying their rent? Recovery of rent arrears is paid for a maximum of 11 months out of 12 on a 12 month policy. We'll also provide cover for your property or contents if they are damaged or affected by a public or private nuisance or trespass, subject to a £250 excess fee.

Lost rent following an eviction

Once you’ve successfully evicted a tenant, you still have to go to the trouble of marketing the property, which means there may be a gap in rent while you find new tenants. We’ll pay up to 50% of the rent for up to three months after an eviction, or until you find new tenants – whichever comes first.

Up to £50,000 worth of legal expenses cover, with access to a panel of specialist solicitors to provide you with legal help and advice.

If the tenant takes you to court, you will receive cover for the costs of the legal defence.

What is rent guarantee insurance?

Rent guarantee insurance is optional cover that helps to protect you, as a landlord, from being at risk if your tenants have difficulty paying their rent. Rent guarantee insurance will usually cover any rental arrears. With Endsleigh, you can choose between our standard or gold policies which provide slightly different levels of cover. We also provide legal cover as standard on each policy, giving you access to a panel of solicitors to provide you with legal help and advice on a range of matters. The eviction process is complex in the UK. Having a team of trained solicitors with plenty of experience in the eviction process comes in handy when dealing with the stresses of a defaulting tenant. Rent guarantee can also be an invaluable policy for landlords who rely on the rental income to pay the mortgage. It can take months to evict tenants, and if you’re not receiving the rental payments in the meantime you might find yourself quickly struggling to make your mortgage payments. Rent Guarantee insurance safeguards landlords against the potential financial impact of a tenant not paying their rent. In order to purchase rent guarantee insurance, you must have a rental agreement in place and your tenants must be referenced.
