Mortgage holders looking for a new home have identified security as the most important factor.
Research commissioned by the forthcoming Homebuyer Show found that more than seven out of every ten homebuyers said good security was essential to their decision to buy a property.
This figure made security more important to the decision on where to buy than the overall condition and size of a property.
Security was also ranked above the quality of the area a property was in or its surrounding facilities.
A survey in 2004 by MORE TH>N, which cited good transport links, good schools, closeness to amenities and distance from family as influences on where people move to, also ranked security as the most important factor.
But most buyers see the condition of a home's interior as irrelevant to the decision of where to buy, today's Homebuyer Show survey revealed.
A third of buyers added that they were not bothered about local schools and a similar number said they were indifferent to the size and state of the property's garden.
