The Instant Tenant Reference provides letting agents and landlords with a report in minutes which will address the key checks that will help to make a decision on prospective tenants.
The application is submitted online directly to Experian’s data bureau and will instantly gain up to date, comprehensive information on the tenant or guarantor.
The Instant Tenant Reference covers:
- A six year credit history search which identifies public information registered against the tenant (e.g. County Court Judgements (CCJs), bankruptcies, voluntary arrangements, administration orders, sequestrations).
- Linked address search which establishes undisclosed addresses and checks these addresses for detrimental information.
- Email notification with the tenant or guarantor report as soon as it is available.
- Authenticate check which includes a search of the electoral roll to confirm that the tenant or guarantor is who they say they are.
- A fraud check with a score to identify fraud potential.
- Tenancy score to indicate the likelihood of the tenant or guarantor to default on their rental payments.

The Comprehensive Tenant Reference provides letting agents and landlords with a full tenant or guarantor reference report within 48 hours* which will address the key checks, provide referee responses and help to make a decision on prospective tenants.
The application is submitted online directly to Experian’s data bureau and will instantly gain up to date, comprehensive information on the tenant or guarantor with an interim reference report. The online system enables you to remain informed throughout the process.
The next step is to validate the tenant or guarantor references (employer/accountant and previous landlord) to give a final tenant or guarantor reference report with an instant reference.
The Comprehensive Tenant Reference covers:
